Property Line Surveying by British Columbia Land Surveyors
Empire Land Surveying provides professional Property Line Survey services for homeowners, builders, developers, and property professionals throughout Metro Vancouver and the Fraser Valley. Our British Columbia Land Surveyors research the available legal survey evidence to accurately determine property boundaries, then provide a complete range of services including property line staking, re-establishing missing legal survey monuments, and documenting existing features relative to the property boundary.

Our Property Line Surveying service is designed for homeowners who need to identify the location of their property boundaries before building a fence, retaining wall, landscaping, or other improvements.
A British Columbia Land Surveyor researches the available legal survey evidence, determines the location of the property boundary, and our field crew marks the requested property line on site with clearly visible survey stakes placed between the property corners. These intermediate markers make it easy to visualize the location of the boundary and help guide construction while remaining on your property.
This service includes:
Research of available legal survey evidence
Professional boundary determination by a British Columbia Land Surveyor
Search for existing property corner monuments. Where original monuments are found, they are exposed and clearly marked for visibility.
Survey stakes placed along the requested property line between the property corners
A sketch showing the location of the property line stakes and any existing property corner monuments found during the survey

In many cases, the original legal survey monuments marking a property's boundaries are no longer present. Over time, these monuments may deteriorate, become buried, or be disturbed or destroyed during construction, landscaping, or other site work.
Where legal survey monuments are missing and you would like them re-established, we can reset the missing monuments and prepare a Posting Plan under Section 68 of the Land Title Act.
A Posting Plan is registered with the Land Title Office and creates a permanent public record of the legal survey evidence used to determine the property boundaries, the monuments that were found or set, and the work completed by the British Columbia Land Surveyor. This provides a clear, documented record of how the boundary was established for the benefit of current and future property owners, surveyors, and other professionals.

Existing Feature Location
Where the location of existing features relative to the property boundary needs to be documented, we can locate and show requested features on the sketch provided with your Property Line Survey.
Commonly requested features include fences, retaining walls, buildings, sheds, driveways, and other site improvements. The sketch shows their measured location relative to the surveyed property boundary and can assist property owners in assessing potential encroachments or documenting the position of existing improvements.
The location of requested features is available upon request and is quoted separately based on the number and type of features to be surveyed.
